OVERVIEW
Commercial carpet is one of the largest assets in your building you can't see being abused. By the time traffic lanes are visible, the carpet has lost half its useful life. That's expensive — replacing 5,000 sqft of commercial carpet is a $30,000 line item that good maintenance defers by years.
The work itself isn't glamorous: pre-vacuum, pre-treat the soil, hot-water extract, dry. The difference between a vendor who shows up and a vendor who actually restores the carpet is in the prep, the chemistry, and the operator. Wrong chemistry locks the soil in. Wrong operator overshoots the moisture and you've got a carpet that takes 24 hours to dry instead of six.
RMS extraction runs on weekends or after-hours. We pre-treat traffic lanes and stains before extraction, not at the same time. Equipment is matched to building access — truck-mount where it fits, portable where it has to. We quote it as part of the maintenance scope so it doesn't get skipped.

MATERIALS & APPROACH
CRI-approved chemistry. Calibrated equipment. Operators who understand carpet.
We use Carpet & Rug Institute (CRI) approved chemistry that's compatible with major carpet manufacturer warranties. Hot-water extraction for deep cleans, low-moisture for between-cycle maintenance, spot-treatment kits for ongoing stain response.
Equipment is cleaned and calibrated between buildings. No recycling dirty extraction water across accounts, no shortcuts on solution temperature, no improvised drying. The work is done right or it doesn't go on the invoice.
Chemistry
CRI-approved, manufacturer-warranty compatible. Pre-treatment + extraction = restored carpet.
Equipment
Truck-mount and portable extraction. HEPA pre-vacuums. Air movers for accelerated dry.
Cadence
Office: 6–12 month extraction cycles. Medical/retail: quarterly. Maintenance built into scope.

Crew assigned
Your account is paired with a dedicated site supervisor and a crew sized to your building. Same people, same standards, for the life of the contract.
First clean + handoff
We run the first clean alongside your point of contact, walk the building together, sign off on the checklist, and you're on schedule from there.
WHAT WE DON'T DO
Scope honesty, up front.
A vendor that says yes to everything is the vendor that quietly fails at the things they shouldn't have agreed to. Here's what falls outside this scope — and how we handle it.
Residential carpet
Different equipment, different chemistry, different scope. We're a commercial-only carpet program — no homes, no apartments.
Carpet repair
Re-stretching, seam splits, and burn repairs need a carpet specialist. We'll flag the issue and coordinate the sub if you want — we won't pretend to be installers.
Carpet replacement
We'll tell you honestly when carpet has hit end-of-life. We don't sell carpet, we don't take a kickback from installers, and we don't keep cleaning a carpet that needs replacing.
Mold remediation
Mold from water damage requires IICRC certification and specific protocols. Outside our scope — we'll refer you to a remediation firm if we find it.

With hot-water extraction, dry time is typically 4–8 hours depending on humidity and traffic. We schedule extractions for end-of-day or weekends so the carpet is dry before your team is back in the building. Low-moisture options dry in 1–2 hours if you need a faster turnaround.
Can you remove old stains and traffic lanes?
Most of the time, yes — but it depends on the carpet, the stain, and how long it's been there. We pre-treat traffic lanes and stains before extraction and follow up on stubborn spots with targeted spot treatment. We'll tell you up front if a stain is permanent.
How often should commercial carpet be cleaned?
Office carpet typically needs extraction every 6–12 months, plus quarterly spot maintenance for high-traffic lanes. Medical and retail usually run quarterly. We can build maintenance cadence into your monthly janitorial scope so it never gets overlooked.
Will the chemistry hurt our carpet warranty?
No — we use commercial extraction equipment and CRI-approved chemistry that's compatible with major carpet manufacturer warranties. We can match specific manufacturer protocols on request.
