Professional office cleaning is the most-bid, least-understood scope in commercial cleaning. Every vendor will tell you they "do offices." Most run the same checklist they use for warehouses and call it done.

The buildings that look the best on Monday morning are the ones with crews who think about what an office actually is — desks people work at, conference rooms that hold a client meeting in three hours, kitchens that smell like coffee and not bleach. That's a different mindset than warehouse cleaning, even if half the tasks overlap.

RMS office programs are scoped per suite, run by the same crew, and executed after hours unless you specifically want a daytime day-porter. Restocking is tracked, not guessed at. Glass is handled every visit, not quarterly. Confidential spaces stay confidential.

MATERIALS & APPROACH

Office chemistry isn't warehouse chemistry — and it isn't medical chemistry either.

Office finishes — veneer desks, glass partitions, stainless fixtures, screens — need products calibrated for shared surfaces, not just disinfection. We run commercial-grade chemistry that's safe across the surfaces your team actually touches all day.

Restroom programs use a separate equipment set on a separate chemistry to prevent any cross-contamination with workspaces. Microfiber is replaced on rotation, not at the end of its useful life.

Finishes

Veneer-safe, glass-streak-free, electronics-safe products. Fragrance-free on request.

Schedule

After-hours, overnight, or pre-7AM. Day-porter program available as separate scope.

Restrooms

Separate equipment + chemistry from workspaces. Inventory tracked every visit.

Access

Badged crews, documented protocols per building, restricted-zone exclusions honored.

Walkthrough

Inside 48 hours you get a written scope and a fixed monthly quote. No hourly billing, no auto-rate creep, no per-incident surprises.

Crew assigned

Your account is paired with a dedicated site supervisor and a crew sized to your building. Same people, same standards, for the life of the contract.

First clean + handoff

We run the first clean alongside your point of contact, walk the building together, sign off on the checklist, and you're on schedule from there.

WHAT WE DON'T DO

Scope honesty, up front.

A vendor that says yes to everything is the vendor that quietly fails at the things they shouldn't have agreed to. Here's what falls outside this scope — and how we handle it.

  • Personal items on desks

    We clean around personal items, not through them. Photos, knick-knacks, and personal decorations stay where you put them. If you want desks cleared for deep-clean cycles, we coordinate with your office manager.

  • IT equipment internals

    We wipe screens and keyboards. We don't dust the inside of a printer, server, or any sealed equipment. That's an IT scope.

  • Refrigerator cleanouts

    Standard scope is empty trash, surface-clean exterior. Interior cleanouts (with food disposal) are scheduled monthly or quarterly as a separate add-on so we're not throwing out somebody's lunch.

  • Mail, plants, supplies

    We're not your office manager. We won't sort mail, water plants, or restock the supply closet — unless any of those are explicitly added to scope and tracked.

Can you work after our team leaves?

Yes — most professional office accounts run after 6 PM, overnight, or before 7 AM. Crews are quiet, badged, and trained to leave the office turn-key for the morning shift. We schedule around your operating clock, not the other way around.

Do you handle conference room turnover during the day?

On request. Some larger offices add a midday day-porter program that handles conference room resets, restroom touch-ups, and breakroom care during business hours. It's typically a separate scope from nightly janitorial.

How do you handle confidential or sensitive areas?

Restricted-access areas (executive suites, file rooms, server rooms) can be excluded from the standard scope or assigned to specific crew members with clearance. We document this in the written scope and confirm with your office manager.

Are your products safe around electronics and finishes?

Yes — we use commercial-grade products that are safe for office finishes, electronics, and shared surfaces. Fragrance-free, green-seal, or facility-specific chemistry can be specified in the scope at no extra cost.
